This quarter shows $107,688,425 in Palm Beach single family home sales. Together with the first quarter sales of $131,417,500, this brings our total for 2010 to $239,105,925, which proves Palm Beach real estate sells and is still a good investment!

Use Lighting to Add Value to Your Bathroom

Lighting is a great way to give your bathroom a whole new look and feel – and it’s an easy way to add value to your home.

Keep in mind that you can never have too much light in the bathroom. It is recommended that you layer light sources to provide enough illumination for applying makeup and shaving while reducing glare.

Begin by selecting an overhead fixture for general lighting in the room; cove and recessed lighting are popular choices.
Recessed lighting in the shower area makes shaving and shampooing easier.
Your tub area needs good general light, which can be offered by recessed light fixtures. To avoid glare, aim the light’s beam at the outside edge of the tub.
For vanity areas, keeping in mind that recessed lighting tends to cast shadows on the face, consider adding lights on both sides of the mirror, set at eye level. Coated or frosted bulbs are a good choice because they enhance facial features and reduce glare, while warm fluorescent bulbs offer even illumination for the face. A good pick is decorative wall sconces.
Linear lighting systems are great for illuminating the floor. Place them in the toe space below the vanity and cabinets.
Don’t block out the light from windows – it will supplement or replace electric options.
Remember that fixtures in wet areas must be approved for such use.

Great Ways To Keep Your Moving Costs Down

Unless you are one of those lucky souls whose company is paying the moving tab, at this point you are probably desperate for ideas on how to bring the costs down.

The key to saving money is to take a good hard look at every room in your house and categorize as many items in that room with one of the following designations:

SELL IT
DONATE IT
TOSS IT
GIVE IT TO FRIENDS OR FAMILY

Here are some thought starters on items that should be considered for one of these piles:

FURNITURE… if it’s old and you’re tired of it, if it’s not going to match your new decor… if it won’t fit in the new room sizes… it can be cheaper to replace than to move it and reupholster.
TOOLS… if you’re moving from a house to an apartment you probably won’t need most of them… and you probably won’t have a place to store them either… will you really need the lawn mower anymore?
BOOKS… just hang on to your most treasured favorites… inquire about the cost of mailing them or shipping UPS vs. moving them.
PLANTS… In order to move your house plants to Florida, you must get a certificate of inspection issued by a Department of Agriculture agent from your home state. Contact the county office for inspection certificates. Under Florida law, your plants are subject to inspection upon arrival. Citrus plants are strictly prohibited.
CLOTHES…. No need for your winter wardrobe anymore…leave it behind with friends and family for winter visits. Anything you know you won’t wear again should never see the inside of the van.
TOYS AND HOBBY EQUIPMENT… You know what the kids have outgrown. If they want it so badly, let them keep it at their place, or if they’re still young and at home, introduce them to the concept of charity.

2009 Sale Freeze in Palm Beach has Thawed in 2010!

2009 was exceptionally slow for real estate in Palm Beach with sales very few and far between. The season in Palm Beach is over for 2010, and the great news is that the climate has changed. It seems that the unrealistic buyers and sellers have come to agreements and the property prices are falling to a realistic level.

A quick view of the sales from 2010 shows 41 Single Family Homes and Lots sold from 1/1/10 – 5/28/10. There are another 9 listings that are currently under contract and awaiting closing. In this same period, from 1/1/09 – 5/28/09 – there were only 17 Single Family Homes and Lots sold.

There were 110 Condominiums, Town homes, and Co-Ops sold from 1/1/10 – 5/28/10. There are another 46 listings that are currently under contract and awaiting closing. In this same period, from 1/1/09 – 5/28/09 – there were only 79 Condominiums, Town homes, and Co-Ops sold.
