The second quarter of 2012 shows 38 condo sales with an average sales price of $520.00 per sq. foot. The rise in average sq. foot price is due to several large sales made in the 2nd quarter of this year Ie. , Il Lugano 6A: closed for a record price of $17,450,00, Breakers Row S-34: closed at $13,800,000, Kirkland House PH-A; closed at $5,800,000, and 100 Worth Avenue Unit 412; closed at $2,795,000…which I listed and we had under contract in one day with a bidding war on the unit. In addition, today we closed 150 North Ocean Blvd, Unit 201, asking $1,295,000.
