One North Breakers Row offers two leasing options — annual and seasonal. Our residents receive an impressive list of amenities and services including a 24-hour manned gatehouse, complimentary underground parking, a resident-only fitness center, pool, and private beach front. We also provide dedicated doormen, valet and concierge services. We have WIFI accessibility throughout property. Our residents can enjoy in-room dining service from the resort. An all-inclusive utility package (electric, water, basic cable) is provided our annual residents and each residence has a private, climate controlled storage area. Our premium amenity, however, is that each of our residents is given membership to The Breakers Ocean Club. This membership allows full access to every venue at the resort and provides exclusive member-only discounts and events. Among the many benefits included are select dining and shopping discounts and complimentary greens fees at both of our championship golf courses. And, we allow small pets.
Our annual, long-term residences are leased for periods from three to five years. These unfurnished apartments offer varying degrees of ocean views, from partial ocean view to direct ocean front. Our residences range in size from one to four bedrooms (1,300 square feet to 4,000+ square feet) and currently start at $145,000/year (three-year lease/one bedroom). Annual rents are determined by size of apartment, location within the building, and proximity to the ocean. Not all categories of apartments are available at all times.
On a very limited basis we offer seasonal, short-term leases on fully furnished residences for periods of two months or longer. Typically, our seasonal tenants are here for a first-hand introduction to the lifestyle provided at Breakers Row. This season (October, 2012 through May 2013), we are offering a two bedroom seasonal apartment with 2,100 square feet, two and a half baths, and an ocean view from the terrace. The cost to lease this apartment for two months (October through May) is $150,000 plus 11% tax. All utilities and housekeeping services are provided to our seasonal residents. Occasionally we will add a one or three bedroom residence to this program depending on demand.
