With plans to build a larger home nearby, a Palm Beach couple has sold their Mediterranean-style house on the near North End for $15.2 million, the price recorded with the deed.
The property at 167 Everglade Ave. had been owned since early 2014 by the sellers, Susan G. and Christopher Pappas, who completed their custom home a couple of years later, property records show. The Pappases had the house homesteaded as their primary residence in the latest Palm Beach County tax rolls.
The Pappases sold the house to a Palm Beach couple, restaurateur Todd Herbstand his wife, Brandie, the deed shows. The Herbsts have owned a North End house at 265 List Road since 2012, according to property records, and have it homesteaded.

Agents Dana Koch and Paulette Koch of the Corcoran Group handled the buyer’s side of the sale on Everglade Avenue.
The four-bedroom house has 6,030 square feet of living space, inside and out, according to the sales listing prepared by broker Linda Olsson of Linda R. Olsson Inc. Realtor. The house is in the ocean block of Everglade Avenue, about a third of a mile north of the historic post office building that faces Royal Poinciana Way.
Olsson listed the house, furnished, at $17.198 million in late May, according to the multiple listing service.
“We are proud to have listed and sold this architectural gem for our clients, suited for the Palm Beach lifestyle at its finest, situated in the best location in town,” Olsson said Tuesday.
She declined further comment.
A condition of the sale, according to the Olsson’s listing, was that the buyer agree to “lease back” the house to the sellers, who would remain on the property through next season, moving out by May 9.
It’s unclear if that condition was included as part of the sale. Dana Koch declined to comment about the transaction, and the Pappases couldn’t be reached.
The sale was first reported Monday in the multiple listing service.
Todd Herbst co-owns — with partners Lisabet Summa and Bill Watson — Big Time Restaurant Group, which recently opened its second location of Elisabetta’s in a multi-level waterfront building in downtown West Palm Beach. The company’s restaurant portfolio also includes the Delray Beach locations of Elisabetta’s and City Oyster Bar & Sushi. Others include Rocco’s Tacos & Tequila Bar, with eight locations that one in downtown West Palm Beach; Barrio Sangria Bar, Grease and City Cellar Bar & Grill in West Palm Beach; Louie Bossi’s Ristorante, Bar & Pizzeria in Boca and Fort Lauderdale; and Big City Tavern in Fort Lauderdale.
Olsson also represented Susan Pappas in February when she used a revocable trust to pay a recorded $7.55 million for a lot with a 1950s-era house at 147 Dunbar Road, two blocks south of the house on Everglade Drive. The house on Dunbar Road was the longtime home of businesswoman Jane Holzer, who became famous as “Baby Jane” Holzer when she starred in 1960s-era avant-garde films made by the late Andy Warhol. Holzer last year bought a house across townin the Estate Section.
In March, the Architectural Commission approved the demolition of the former Holzer house. Three months later, the board gave a unanimous thumbs-up to a Mediterranean-style home architect Thomas Kirchhoff designed for the Pappases— with 8,033 square feet of living space — on the Dunbar Road lot. Kirchhoff also designed the couple’s house that just changed hands on Everglade Avenue.

Christopher Pappas retired in 2019 as president and CEO of Pennsylvania-based Trinseo S.A., a manufacturer of plastics, latex, synthetic rubber and other materials. Today, he serves as a special adviser to the CEO of that company, according to Trinseo’s website.
The Pappases paid $2.85 million for the property on Everglade Avenue in January 2014, courthouse records show.
In the February sale on Dunbar Road, broker Christian Angle of Christian Angle Real Estate acted on behalf of the seller.
Holzer is an art collector and Worth Avenue landlord who also owns an interest in the Palm Beach location of the restaurant Le Bilboquet. She sold the Dunbar Road house, which had been built by her late parents, as a co-trustee of two trusts.

Holzer bought her house at 980 S. Ocean Blvd. in September from photographer Nancy Ellison Rollnick and her husband, William, a former CEO of the toy company Mattel. Broker Lawrence Moens of Lawrence A. Moens Associates handled both sides of that private sale.
